    The right professional from day one.

    We introduce you to an independent Greek lawyer, who gives the legal advice. We collect and coordinate your documents; your lawyer arranges your Greek tax number (AFM), bank account and power of attorney.

  3. Viewings and due diligence

    Only properties that meet the rules.

    Our Greece office shortlists properties that fit your tier and arranges viewings, in person or by video. Your lawyer checks title, zoning and floor area before you commit.

  4. Purchase at the notary

    Signed, paid, registered.

    A Greek notary executes the deed and your lawyer registers the property in your name. In the high-demand zones, the full price is paid before you apply.

  5. Application and residence permit

    Five years, renewable while you own the property.

    Your lawyer files for the whole family, and you and your family attend a biometrics appointment in Greece. The permit renews every five years for as long as you keep the property.

The honest version

We would rather lose a sale today than lose your trust later. Read these before you spend a single euro.

    Sell the property, lose the visa. At any time.

    Your Golden Visa lasts exactly as long as you own the qualifying property. Sell it in year two or year twelve and the permit ends for every family member on it. The idea that you can sell after five years and keep your residency is a myth.

  2. The honest version · 02

    No Airbnb. No exceptions.

    Short-term letting, meaning stays under 60 days through Airbnb or anywhere else, is banned on Golden Visa property. The penalty is a €50,000 fine and revocation of the visa. Long-term leases are allowed.

  3. The honest version · 03

    A Golden Visa is not a passport.

    Residency never turns into citizenship on its own. Greek citizenship requires 7 years of actually living in Greece, at least 183 days a year, and passing the Greek language and civics exam. If a passport is the goal, we will tell you honestly whether that life is realistic for your family.
